If you are moving in from out of state, I map neighborhoods to your commute and your schools, send walkthrough videos before you fly in, and tell you honestly what your number buys in Encinitas versus Escondido.

Honest tours, and the fine print

I preview your shortlist before you spend a Saturday on it, then point out the slab crack, the freeway noise, and the HOA that is about to special-assess. On attached homes I read the budget, the reserves, the meeting minutes, and any pending litigation, and tell you what the monthly obligation realistically looks like in five years. I will say a home is wrong for you even when walking away costs me the commission.

Before you save another dollar in the dark, I connect you with a trusted local lender who reviews your real numbers, including low-down-payment, FHA, VA, and California first-time-buyer programs. You'll leave that conversation knowing your actual budget instead of a guess.
Buyer representation terms are discussed and agreed in writing before you tour a single home, in accordance with California's current rules. Nothing about how I am compensated will ever be a surprise, and you'll understand exactly what you're agreeing to, in plain language, before you commit to anything.

It depends entirely on price point and neighborhood, which is exactly why generic advice fails here. Entry-level condos and well-priced homes under a million still move quickly with multiple offers; higher price points sit longer and leave room to negotiate. I will tell you which market you are actually shopping in before you write an offer.
A common path is a few weeks of touring once you are pre-approved, then roughly thirty to forty-five days from accepted offer to keys. I set a realistic timeline up front and manage every deadline so nothing slips, and I will tell you candidly if your timeline and your budget do not align.
